What is the cost to list my vacation home or home for rent on Flaming Arrow Vacation Rentals?
Our annual listing membership fee to list your vacation home or home for rent is only $25. All listings include a full page ad complete with property description, amenities, up to 6 photos and contact info. You set the prices and renters will contact you directly via email or phone. All listing get a FREE Availability Calendar and Guest Book with unlimited changes.
 
 
What is your refund policy?
The majority of the work occurs during the first few weeks when we are setting up your vacation home rental listing. During this time we update the vacation home pages on our site and submit your listing to the various search engines. Because of this we do not offer refunds. 
 
Can I link my Vacation Home listing to my website?
Yes, we would be happy to add a link to your personal website at no extra charge. 
 
What photo file types do you accept?
Most digital cameras and images you find on the web are in JPG format. We accept the JPG format during photo upload. You may email us almost any photo format and we will convert it to an appropriate type. 
 
How do I add photos to my vacation rental listing?
The best way to attract attention to your vacation home rentals is to show it off with photos - the more the better! There are four ways to add photos to your vacation rental listing.

1. Attach your vacation property photos to an email and send them to us and we will add them to your Vacation Rental listing.

2. If your photos are already on another website, please send us the link.

3. Send them to the following address:

How do I contact the owner of the Vacation Property?  
.All vacation property rental advertisements provide the telephone number or email address of the owners or their booking agent. property. To rent properties, you contact the owners/managers directly using the contact information provided with each vacation rental listing.
 
How do I make a booking?
Individual property owners have their own way of conducting a rental. When making the vacation rental reservation, make sure you have covered your arrival and departure dates, number of adults and children, any pets you want to bring along, and any special needs that you might have.

To ensure that details of the rental are communicated, a clearly written rental agreement or lease is recommended. As a legally binding contract, the vacation rental agreement or lease should include defined arrival and departure dates, payment schedules, detailed instructions, and terms and conditions related to cancellations and refunds.

Are the prices set or is there room for negotiation?
Most vacation rental owners/managers are somewhat flexible on their pricing during certain times of the year. Some advertise discounts or a seasonal rate schedule. If you inquiring for a week that is not in the peak season for a given area, then the owner/manager may negotiate on price.

What type of deposit and payment due dates can I expect? 
In most circumstances the vacation rental agreement will require a deposit of 10% - 50% to confirm the reservation, with full payment received 8 weeks prior to arrival. It is important that all payments be submitted as specified in the rental agreement in order to avoid losing your reservation and/or your booking deposit.

In addition to the booking deposit, you will also be asked to provide a refundable security deposit either at the time of booking or upon arrival. Specifics related to the security deposit, including property maintenance, damages and additional fees such as telephone charges, should be detailed in the rental agreement.

How are cancellation and refunds handled?
The cancellation policy associated with your rental agreement or lease should clearly communicate penalties associated with canceling your contract.

How do I handle payments?
Payments are made directly to the vacation rental owner or manager. Since each vacation rental is individually owned and operated, the payment methods and schedules will vary. Payment methods will vary also, but most will take personal checks. Credit cards or PayPal may also be an option. Before you send any money, ask the owner/manager about their cancellation policies. It is best to have these policies in writing.

Are there extra fees beyond the nightly or weekly rental costs?
There are typically several additional fees beyond the nightly or weekly rental fee. These fees may include cleaning fees, local taxes and a refundable damage deposit. You should confirm these fees with the vacation rental owner/manager prior to paying your deposit.

How can I provide feedback on my experience with a vacation rental or vacation rental owner/manager?
Owners/managers typically appreciate feedback. Whether you have a suggested item that you would have enjoyed, or if something was not working properly, please let the owners/managers know. And of course if your accommodations were perfect, the owners/managers love to hear that also. Some owners/managers include links to guest books within their listing so other potential renters can see your feedback.

Do I have to clean the property before I leave?
Cleaning policies vary from property to property. In some cases you will have to clean the property yourself and wash the linens. In other cases, a cleaning staff will come in and clean after you leave. Be sure to ask the owners the check-out policies for the property.
